This project provided upgrades to the existing HVAC system to improve temperature and humidity controls and replaced all fan coil units for the entire building.

Load calculations and a full-building rest and balance were provided to minimize the overcooling and improve supply air dewpoint control. Updated sequences of operations were specified in the HVAC design to ensure the proper temperature and humidity controls throughout all areas as well as Code-minimum ventilation. New exterior insulation on all general exhaust ductwork was included.

Existing fan coil units were replaced with CHW/electric reheat units that have deeper chilled water coils for dehumidification, variable speed ECM fans, and properly sized electric reheat coils inside a fully enclosed insulated cabinet (32 total units). These new units were integrated with the building’s DDC control system.

Power modifications were made to facilitate the HVAC upgrades.
